Alabama home sales fell nearly 13 percent in August over the previous month, with all of the state’s major metro markets seeing drops in sales, said a statewide report.

According to the Alabama Center for Real Estate, 3,506 homes sold during the month in Alabama, down from the 4,008 that sold in July.

It’s also down nearly 13 percent from August 2008 and down more than 19 percent year-to-date.

The Birmingham area had the strongest sales in the state during August, with 1,049 sold.

The statewide median selling price was down nearly 9 percent to $125,991 over the previous month and down nearly 7 percent over the same month last year.

Average selling price was down 6 percent to $149,342 for the month and down more than 11 percent for the year.

A small dent was made in the inventory during the month. In August, 41,020 homes were listed for sale, compared to 41,221 in July. And its more than 2,500 listed homes less than August 2008.

The National Association of Realtors reported Thursday nationwide sales dropped nearly 3 percent in August, compared to July, but it’s 3.4 percent more than what was sold in August 2008.
